Opening Remarks

Good morning/afternoon, everyone.

We officially begin our General Assembly of AMPI San Miguel de Allende, and I want to sincerely thank each of you for your presence and active participation.
It is truly an honor for me, as president, to share this space with you and present the progress, challenges, and reflections that will guide us as we continue to grow as a professional community.

This assembly is a space for open dialogue, but also for order and respect, so I’d like to briefly share the basic participation rules.

 

Participation Rules

To ensure respect for everyone’s time and to keep our session productive, we will follow this simple protocol:

1.  Each intervention will be limited to 2 minutes.

2.  Members may speak only once per topic, unless additional time is granted by the moderator.

3.  All comments must stay on topic and be delivered in a respectful and professional tone.

4.  If a motion requires a vote, it will be led by the moderator or the person designated for that agenda item.

Thank you in advance for helping us keep this meeting agile, respectful, and focused.

 

Announcement: AIAG and CONOCER Certification

Dear colleagues,

I would like to share an important update that we have been working on over the past few weeks regarding the federal CONOCER certification and its possible compliance with the legal requirements established by the Real Estate Law of the State of Guanajuato.

As you know, this law requires real estate professionals to hold a license issued by the Secretaría de Desarrollo Económico Sustentable of the State of Guanajuato, granted upon completion of the necessary courses and assessments.

The current matter arises because the latest version of the federal CONOCER certificate now includes the official logo of both the Secretaría de Desarrollo Económico Sustentable and AMPI Nacional, along with a heading that specifically mentions the Secretaría from the State of Guanajuato.

This has caused some confusion among agents, who assume that this updated certificate might meet the legal requirement.

To address this, we have been in communication with AMPI Región 12, the Secretariat in question, and AMPI Nacional. Despite what may seem like an obvious technical validation, we were informed—most recently this past Monday at 1:00 p.m.—that the Secretaría has not yet issued an official legal position and will need more time to evaluate and respond.

This leaves us in a state of uncertainty. On one hand, it’s possible that the certificate could eventually be accepted as valid. On the other, until we receive an official written confirmation, we cannot consider it sufficient for fulfilling the legal requirement.

What I want to make clear today is:

  • Until the Secretaría de Desarrollo Económico Sustentable of the State of Guanajuato provides an official statement, we must assume the CONOCER certificate alone is not valid under the current law.
  • Our association remains firmly aligned with the legal requirements of the Real Estate Law of the State of Guanajuato, as approved by our General Assembly.
  • As soon as we receive the official response, we will share it with all of you so we can analyze its implications and, if necessary, adapt our membership or renewal processes accordingly.

Thank you for your attention and understanding regarding this important legal and professional matter that directly affects our operations and compliance as an association.

 

Announcement: AIAG Membership Fee – Active Licenses

Dear members,

I would like to share an important reminder regarding our alignment with the Real Estate Law of the State of Guanajuato and our relationship with the Association of Accredited Real Estate Agents of the State of Guanajuato (AIAG).

As you know, when the state-issued license (cédula) was implemented by the Secretaría de Desarrollo Económico Sustentable, AMPI San Miguel de Allende made the decision to fully align with this legal framework. As a result, we approached the AIAG as the official organization representing those seeking state-level accreditation.

By doing so, we acquired both benefits and obligations. I must admit, even I had forgotten one important detail over time. During recent conversations with the new AIAG president, it was brought to our attention that all agents who obtained their state license through AIAG signed a commitment to pay an annual membership fee of $500 pesos, individually.

For reasons that remain unclear, this requirement was not consistently enforced in past years. However, moving forward, AIAG will begin requesting this payment from all agents with an active state license.

We kindly ask all members to:

  • Be aware of this fee.
  • Inform their affiliated agents who hold a state license.
  • And, if possible, make the payment promptly.

The Board of Directors will be sending out an official notice with further instructions and details in the coming days.

Additionally, for those who have asked:
As of the latest report provided by the Secretaría de Desarrollo Económico Sustentable, there are currently 181 agents in San Miguel de Allende with active state licenses. The AIAG has also committed to delivering an updated list in the coming weeks, which will include agents whose licenses or memberships have expired, as well as those currently undergoing the renewal process.
Once we receive that document, we will gladly share it with all members present.

Announcement: AMPI Promotional Campaign

Dear members,

This initiative began during the previous administration, led by our former president Miguel Ángel Rangel, and we are pleased to finally resume it with renewed energy: the promotion and visibility of our distinguished association within the San Miguel de Allende community.

After several months of planning, we have now been able to allocate time and resources to begin the first stages of this promotional effort. We will soon be sharing some of the initial materials and results with all of you.

Our goal is to continue and strengthen this initiative that began last year, as we believe it is key to reinforcing AMPI’s presence in our local environment.

We are aware that there are many valuable topics worth communicating, and to do so effectively, we need more hands and more creative input. For this reason, we will be launching a call for volunteers in the coming weeks, inviting those who wish to contribute their time, ideas, or skills in communication, design, strategy, or outreach.

We sincerely appreciate your willingness and enthusiasm to help position our association as a trusted and professional reference in the San Miguel de Allende real estate sector.

 

Announcement: AMPI – NAR

Dear members,

I would like to share an important update regarding the relationship between AMPI Nacional and the NAR (National Association of REALTORS®), as it directly affects one of the most valued benefits that led many local sections — including ours — to become part of AMPI Nacional.

As some of you have already noticed, automatic membership with NAR is no longer in effect.
I had the opportunity to speak directly with representatives from AMPI Global, and they confirmed that although AMPI Nacional still maintains agreements with NAR, individual memberships will no longer be granted automatically.

Starting this year, any member who wishes to join NAR must:

  • Complete a specific application form, and
  • Submit an individual payment equivalent to $50 USD.

This brings up a broader question:
Among all the reasons we’ve had to maintain our relationship with AMPI Nacional, the automatic NAR affiliation was one of the most significant. Now that this benefit is no longer included, it’s worth asking ourselves what other factors justify the continuation of this institutional relationship, especially considering the following:

  • AMPI San Miguel de Allende operates as a fully self-managed section.
  • Most of our members do not regularly conduct business with agents from other AMPI sections in the country.
  • While AMPI Nacional offers trainings, the vast majority do not align with the needs of real estate professionals in San Miguel de Allende.
  • Since the recent amendments to the national bylaws, local sections have faced a substantial increase in obligations and participation requirements.

Therefore, we want to clarify:

  • The email many of you received is accurate.
  • The only way to become a NAR member now is through this new individual process.
  • The AMPI San Miguel de Allende administration has no direct role or authority in this matter, but we will do our best to share any information that becomes available, so interested members can complete the process on their own if they choose to do so.

We appreciate your understanding as we navigate this change, and we trust each of you will evaluate its significance based on your own professional needs.

 

Proposal: Hybrid Assemblies

Dear members,

As many of you will recall, during the COVID-19 pandemic, our association approved the flexibility to hold assemblies either in-person or virtually, depending on the circumstances. This decision proved useful and remains in effect to this day.

However, it is important to note that the hybrid format — where both in-person and virtual participation occur simultaneously — has never been formally approved or regulated by this Assembly.

In response to recent member requests, we now present this proposal for a single, clear vote:
That from this point forward, all regular assemblies be officially held in a hybrid format, allowing each member to choose whether to attend in person or connect remotely, based on their availability and personal circumstances.

We believe this change will:

  • Facilitate participation for members who are out of town or have scheduling conflicts.
  • Allow us to hold meetings more frequently, as we won’t be limited by the logistics of in-person gatherings.
  • Reduce operational costs and travel time.
  • And most importantly, help our association move forward more efficiently, by leveraging the benefits of technology while still valuing face-to-face interaction.

As an exception, we propose that the final assembly of the year remain fully in-person, as it includes the election of the incoming Vice President and the ratification of the next President — a process that merits a formal, in-person setting.

This is an open proposal. It is not about imposing a way of thinking, but rather about evolving together as a group, making better use of our time, resources, and tools, and encouraging greater engagement from all members.

Report: Open Houses Committee

Next, we move on to the Open Houses Committee, coordinated by our colleague Micaela Vargas, who has been carrying out extraordinary work alongside Melissa Valero.

Both have demonstrated great commitment and organization, achieving significant progress that will soon be reflected in the structure and dynamics of this program.
We sincerely acknowledge and appreciate their dedication, effort, and the energy they have brought to this important work that benefits all members.

They now have the floor to share their report.

 

Report: Membership Committee

We now continue with the Membership Committee, led by Gabriel Rubiera, who has been working closely with the administrative team of AMPI San Miguel de Allende, represented by Paula and Fernanda.

Together, they have carried out a thorough review of member files, as well as the management of applications, renewals, and documentation related to membership.
This entire process has been conducted in close coordination with AMPI Nacional, ensuring compliance with national guidelines and procedures.

We also want to highlight the consistent support of our Treasurer, Magali Trujillo, who has worked in close collaboration with this committee to verify and monitor all membership payments.

We are deeply grateful for the teamwork and dedication of everyone involved in ensuring transparency, order, and compliance within our association.

 

Reflection: The True Scale of AMPI San Miguel de Allende

Dear members,

Today, I’m not here to ask for a vote.
Nor to present numbers or reports.
I simply want to share a reflection with you — one that comes from the most honest place I can speak from as president of this association.

For many years, AMPI San Miguel de Allende may have been seen as just another section — perhaps like a small hotel, simple and functional, with a few rooms and limited services.
But things have changed.
Today, we are no longer that 17-room hotel.

Today, AMPI San Miguel de Allende operates at the level of a Rosewood, a Four Seasons.
We are experiencing solid and sustained growth — growth that has even been recognized by AMPI Nacional.
We are now among the strongest and most active sections in the country.
But with that growth comes complexity.

As president, I’ve had the privilege to see things from the inside. And what I see is that our “hotel” now includes a restaurant, swimming pool, event halls, terraces, bars, administrative areas, marketing, legal, maintenance, security, and much more…

But if you walk through it, you’ll also notice something else:
There aren’t enough people to run it.
There are missing hands. Missing directors. Missing leadership in key areas.

We now have an impressive structure, but we lack the necessary team and participation to operate it at the level it deserves.

So here’s the image I want you to take with you today:
We are growing. We are becoming more professional. We are gaining recognition.
But if we don’t fill these key areas —with both hired personnel and more active involvement from you, our members and affiliates— we are placing a heavy burden on a structure that is already at its limit.

We must return to the true spirit of AMPI:
A community where everyone contributes — not for personal gain, but for collective benefit.

Our committees and board of directors are fully aware of this reality.
We are already working on strategies to professionalize more areas, create new administrative roles, and strengthen our committee system.

But this message is for you — not as a complaint, but as a deep call to professional and community awareness.

AMPI San Miguel de Allende is not falling apart. On the contrary, we are stronger than ever.
And precisely because of that, we must now recognize that the current size of this association requires much more from each of us.

Report: MLS Committee

Dear members,

We now arrive at a particularly important point for our association: the current state of the MLS system.

As many of you know, the transition to the new system has brought mixed reactions. Some members have experienced technical challenges or uncertainty about the platform itself, while others remain cautious about the change.
In light of this, I want to be very clear and take full responsibility: I was the one who introduced this initiative, and I stand by it.

Since March, I’ve dedicated significant time, effort, and knowledge to ensure this system would meet the standards that AMPI San Miguel de Allende deserves.
However, I must also acknowledge that even with all that effort, it has not been enough to resolve every challenge that comes with such a major transition.

For that reason, I would like to offer a sincere apology.
Not for taking a step forward, but for the difficulties that some of you have faced throughout this process.
There’s a saying: “You learn as you go,” and I believe that — despite the challenges — we’ve all gained valuable experience and insight that we didn’t have before.

That said, this is a matter that deserves a serious and realistic discussion, so I now give the floor to our colleague Juan Manuel Orta, who has been deeply involved in this process and will present the full report.

On behalf of the entire Board of Directors, I want to express my deepest gratitude for your time, your participation, and your continued commitment to our association.

We all lead busy lives, and your presence here today is a clear sign of your genuine interest in strengthening our collective work.
We are growing, we are evolving, and we are doing it together.

The second half of the year will bring many challenges — but also many opportunities.
Let’s continue working as a team, with professionalism, ethics, and a shared vision.
